SITE RULES

Golden Rule: “Do unto others as you would have them do unto you.”

Please respect guest’s privacy by not walking through occupied sites. It is very important that we respect everyone’s space in this park. This RV Park is a community, and we must all do our part to uphold our mission of a peaceful, safe, and enjoyable living experience.

 

Quiet Enjoyment: Guests deserve a peaceful environment to live in. No partying or loud music during quiet hours. Fighting, bullying, or rude words will not be tolerated.

PARK RENT POLICY

All rents due on the first day of the month.

Rent not received by the 5th day after the due date is late and subject to a $25 late fee. Rent not received after 10 days from Due Date is subject to an additional $25 late fee. Rent not received by 15 days after the due date is subject to termination of utilities and possible eviction from the park.

All returned checks will be charged $50 and result in the tenant having to pay future rents in certified funds.

TRASH

This is our community; help maintain a clean and tidy park by disposing of trash in trash receptacles. Littering will not be tolerated and a violation of park rules. Do not throw cigarette butts on the park grounds. Smoking is only allowed on a guest’s rented space.

Place trash in plastic bags and dispose of garbage in the park furnished dumpster. Do not throw personal garbage in restrooms, laundry, clubhouse, or other building trash cans.

Trash violations subject to $25 fine.

For guest safety, no glass containers are allowed outside of RV’s and vehicles.

OUTDOOR LIVING SPACE

Only good quality outdoor patio/lawn furniture and accessories may be left outside your RV. All furniture must be located on your site premises.

Financial assistance with porches available for long term tenants.

No tents or tarps are allowed in the park.

Exterior living spaces must be kept organized, clean, and visually appealing. No junk of any kind allowed on premises. All storage must be kept in a weather resistant storage container on guests’ premises or in rented storage lockers.

RV POLICY

Management must approve any RV that is 15 years and older prior to making reservations.

No RV deemed to be in “poor” condition (e.g., broken or cracked windows, flat tires, rusted, badly dented, or in need of paint) will be allowed in the RV Park.

All RVs must be registered and in legal condition to be driven off premises.

We are here to help you, please contact management for assistance to maintain your RV.

All RV’s must be leveled and supported with the proper equipment.

All sewer lines must be sealed with all hoses and connections must have a “do-nut” or threaded attachment into the sewer. All sewer lines must be free from leaks.

No washing of cars, trucks, or RVs on park premises without approval from management. Washing of all vehicles is subject to a fee of $30 for water usage and drainage.

RV violations subject to $25 fine.

VEHICLE POLICY

Automobiles and RV’s must park in designated parking areas.

TWO (2) standard passenger vehicles or motorcycles/ golf carts allowed per site.

If guests have more than two vehicles, additional parking passes may be purchased at the office.

Parked vehicle(s) may not be parked or infringe on adjacent or empty sites.

All posted traffic signs must be obeyed, and the posted speed limit of 5 mph is strictly enforced.

Vehicle violations subject to $25 fine.

PARKING

Any vehicle (car, golf cart, watercraft, etc.) parked illegally is subject to being towed at owner’s expense and fined $25 by park management for such violations. Apartments have designated parking areas.

GUEST RESPONSIBILITY

Any customer or guest destroying/damaging park or any guest’s property will be required to make restitution and subject to additional park fines.

Guests shall not make any alteration to the electric, water, or sewer connections provided by the park.

The Park’s responsibility shall extend only to the point of connections and the Park shall not have any responsibility for the condition or functioning of any pipes, conduits, or wires from such a point of connection to the guest’s RV. Wastewater must be disposed of properly, no dumping on the ground. Please use the appropriate dump station or sewer connection. Dump Stations for tenants only and charged per use- see office for details.

The Park reserves the right to disconnect utilities in order to repair, make alterations, or additions to park.

The Park shall not be responsible for any loss suffered by any guest from planned or emergency shutdowns or power failures.

CHILDREN

Parents are responsible for the safety and conduct of their children at all times. ALWAYS keep an eye on children, they are very precious!

CODE OF CONDUCT & POLICIES

This Park is governed by the Golden Rule “Do unto others as you would have them do unto you.”

Strict enforcement of Smoking ONLY permitted at individual sites only. No smoking inside RVs or common areas. All cigarette butts must be disposed of in proper trash receptacles.

Unreasonably loud and disturbing noise within the RV Park is ALWAYS prohibited.

No loud group gatherings or barbeques allowed after 10pm. Safety and respect are ALWAYS our PRIORITY at this park.

All guests should be courteous to other guests, ensuring noise levels are acceptable even during the day. RV owners shall be responsible for the conduct of their family members, guests and/or visitors while at the RV Park. RV owners, their family members, guests, or visitors who create a disturbance or behave in a manner that constitutes a threat or substantial nuisance to the other RV guests will not be allowed to remain on the property.

Quiet Time is 10:00 p.m. to 7:00 a.m.

No generators may be used in the RV Park unless used in emergency situations of a power outage.

No soliciting, peddling, loitering, trespassing, or trading allowed in the park. Criminal activity, drugs or excessive alcohol use will not be tolerated in the park. Rentals of any kind are strictly prohibited by anyone other than park ownership.

SEPTIC SYSTEM

DO NOT FLUSH ANY BABY WIPES, FEMININE PRODUCTS, or PAPER TOWELS in toilets- This will cause damage to the septic system servicing the park.

Excessive clogs in septic system will require emergency plumbing service and could result in guests charged an additional $25 for septic cleanout if septic system gets clogged. Please do not flush anything in toilets other than toilet paper.

pet rules

Pets are welcome and must be kept on a leash or always confined to the RV owner’s site. Up to two (2) pets, subject to approval, are allowed per site. Pet care must always be kept in a humane environment.

Please do not leave your pets unattended or exposed to the environment and surrounding wildlife.

All pet waste is to be cleaned up as soon as deposited, including your RV site.

We prohibit breeds that have aggressive or unfriendly behavior to both dogs/cats and humans. Restricted Breeds: Pit Bulls, Staffordshire Terriers, American Bully’s, Rottweilers, Chow Chows, Doberman Pinschers, Akitas, and Mastiffs. If your pet shows aggressive behavior, you will be asked to remove the animal from the park. Aggressive or barking dogs will not be allowed to remain at the park.

LAUNDRY ROOM

No smoking allowed.

Restrooms/showers: Use of the restrooms/showers is restricted to registered guests and their visitors. Personal belongings may not be stored or left behind. All such items left behind will be discarded.

Do not leave your laundry unattended.

FIRE SAFETY

No campfires are allowed in the park. A non-expired fire extinguisher, smoke detector, and carbon monoxide detector must be located in all RVs and apartments at all times.

 

Allowed: LP Gas or charcoal for BBQ pits. When not in use, such equipment must be placed back in storage.

HAZARDOUS MATERIAL

No hazardous materials may be used or stored on the site, nor disposed of or spilled inside the RV Park at any time.

weapons

Absolutely no loaded firearms or fireworks are allowed on the property!

All weapons shall be kept in compliance with all applicable state and federal laws.

damages

The Park reserves the right to charge guests accordingly for any damage they cause to the grounds and/or Park facilities, including but not limited to broken waterlines, damaged/missing sewer connections, cable lines, landscaping, and excessive debris (bottle caps, zip ties, cigarette butts, etc.)

RV PARK FINAL SAY

Management’s decisions in all disputes are deemed final.

Violation of these rules and regulations that result in damage or destruction to RV Park property or threaten the safety of Park guests will result in the termination of your stay.

Additionally, Park management reserves all rights to terminate guests’ stay for any reason.

Management is not responsible for damage, injury, or loss to either person or property. The owner/management of RV Park absolve themselves from all liability and responsibility pertaining to loss by fire, theft, weather, acts of God, property damage, accident, or any other cause whatsoever, and guest agree to save, protect, and hold harmless Spencer’s RV Park and GTL Paris, LLC.
